House Rules

General Policies:
• Key/Card Loss: AED 500 per lost key/card will be deducted from the deposit.
• Smoking Penalty: AED 2,000 fine for smoking in the apartment.
• Quiet Hours: 10:00 PM – 8:00 AM.
• Check-in: 3:00 PM – 7:00 PM. Late check-in fee (after 7:00 PM) is AED 300. Early check-in before 3:00 PM is subject to availability.
• Check-out: 8:00 AM – 12:00 PM. Late night/early morning check-out incurs an additional fee of AED 300.
• Valid ID Required: A hard copy of a passport or Emirates ID must be presented at check-in.
Security Deposit Policy:
• Deposit: AED 1,500 for studio/1-bed, AED 2,000 for 2-bed, AED 5,000 for 3-bed refundable upon check-out.
• If opting for self-check-in, the deposit can be paid in advance via bank transfer or a payment link. Note: Payments via the payment link incur a 4% fee.
• The deposit will be refunded within 7-14 business days after checkout, provided no damages, smoking, rule violations, or unpaid charges are found. If the deposit was paid via the payment link, the refund amount will be 4% less due to the processing fees.
• If damages exceed the deposit, the tenant must cover the full cost.
Cancellation & Refund Policy:
- 30+ days before check-in:
Full payment – refund minus non-refundable deposit; Deposit only – deposit non-refundable.
- 15–30 days before check-in: Full payment – 50% retained, deposit refundable; Deposit only – deposit non-refundable.
- Less than 15 days before check-in: Full payment – 100% retained, deposit refundable; Deposit only – deposit non-refundable.
- Peak/holiday dates (23 Dec–13 Jan, UAE/public holidays), less than 30 days: Full payment – 100% retained, deposit refundable; Deposit only – deposit non-refundable.
In case of full payment the Company retains 100% of the total cost of accommodation, security deposit is refundable.
In case of only security deposit paid - security deposit that is not refundable;
No-Show Policy:
• If the client does not show up for check-in and fails to pay for the accommodation, the reservation will be canceled within 24 hours of the no-show, and the security deposit will not be refunded.
After Check-in:
• Package Booking: No refund for the current month’s rent, and the advance deposit for future bookings is retained as a cancellation fee upon early check out. If a advance deposit for future bookings was not left, the company retains the security deposit to cover cancellation costs.
• Short Stay: No refund on paid rent (security deposit refundable).
• Monthly Stay: No refund for the current month’s rent, and security deposit is retained as a cancellation fee.
• Platform Bookings (Airbnb/Booking.com):
• Cancellation requests must be made via the respective platform.
• The company reserves the right to deduct charges from deposits or rental payments to cover cancellation costs.
