In case of keys or access card loss, the penalty of 500 AED ( for each key or card ) will be deducted from deposit.

In case of smoking in the apartment the apartment, the penalty is 2,000 AED

Valid hard copy of the passport or Emirates ID must be presented upon check in.

• Standard Check-in Time: Between 3:00 PM and 7:00 PM.
If your check-in occurs outside of these hours, an additional fee of AED 300 will apply. Any early check in before 3:00 PM is subject to availability.

• Standard Check-out Time: Between 8:00 AM and 12:00 PM on the next day.
If you need to check out early in the night or late in the evening 1 day prior, an additional fee of AED 300 will apply.

• Deposit: A deposit of AED 2,000 is required upon arrival in cash.
If you opt for self check-in, there is no additional fee. However, the deposit will be required in advance and can be paid via a payment link we will provide

Security Deposit Policy

The security deposit is intended to ensure the preservation of the rented property and the tenant’s compliance with the terms of the rental agreement. The deposit will be fully refunded provided that no physical damages, evidence of smoking in the apartment, violations of house rules, or unpaid additional services are identified at the end of the rental period. In the event of damages or violations, the cost of repairs and restoration will be deducted from the deposit. If the damages exceed the deposit amount, the tenant agrees to cover the full cost of the damages. Refunds for deposits paid via bank transfer will be processed within 7-14 business days after the apartment is checked out.

Cancellation & Refund Policy

Guest is required to give the written cancellation notice in order to cancel a reservation made through our website, via phone calls, in-person, or through our partner channels.

If the Guest cancels before Check in, general rules of our refund/cancellation policy are as follows:
1) Request is received at least 30-days prior to the check-in date:
In case of full payment - full refund is provided minus security deposit that is not refundable;
In case of only security deposit paid - security deposit that is not refundable;
2) Request is received later than 30 days, but not less than 15 days prior to check-in date:
In case of full payment the Company withholds 50% of the total cost of accommodation, security deposit is refundable;
In case of only security deposit paid - security deposit that is not refundable;
3) Request is received less than 15 days prior to check-in date:
In case of full payment the Company retains 100% of the total cost of the stay, security deposit is refundable.
In case of only security deposit paid - security deposit that is not refundable;
4) Cancellation requests between the period of 23.12 to 13.01, any international holidays and national holidays in the UAE, received less than 30 days before check-in date:
In case of full payment the Company retains 100% of the total cost of accommodation, security deposit is refundable.
In case of only security deposit paid - security deposit that is not refundable;

If the Guest cancels after Check in.
If the request is received after the check-in date for short stay (not packaged monthly booking), the Company withholds full cost of the accommodation (rental) payment, security deposit is refundable.
If the request is received after the check-in date for packaged monthly booking, the Company withholds full cost of the accommodation (rental) payment for current month stay and security deposit as cancellation fee.
For all bookings originating from accommodation internet platforms such as Booking.com or AirBNB.com – such requests shall be made via respective partner channel only. Company keeps the right to withdraw security deposit / down-payment / reservation fee / rental amount / administrative charge against the cancellation to cover all the charges as mentioned above.
